Greetings from Naples, Florida!
Hello everyone. It has been about a month since the last newsletter. The Team and I have been a little busy with visiting Clients. As you can see below, activity has increased, as it normally does during season. I am watching inventory levels very closely as the number of listings has somewhat slowed, also as it should for this time of year. At some point, as the number of new homes purchased by investors in 2005 and 2006 to resell come to close, I would expect inventory to start to stabilize. However, even at that point, I believe prices will still be under pressure. I am personally looking to purchase a single family myself as I sold all my investment homes and my primary residence last spring. I'll be sure to let you know when I pull the trigger.
Builders have become much more flexible in the last month or two with their inventory and pre-construction units. Incentives can be quite enticing. I spoke to a major Builder today who said "no prices, just bring us offers". This is not to mention, lower builder-affiliated lender interest rates, closing cost incentives, elimination of substantial lot premiums, and HOA or Condo dues paid for a year or two. Builders are motivated and it is getting around. One of my recent Client's only wanted to see new units from Builder's because of the "word about incentives" becoming known. One Builder, for example has bundled golf terrace condos in the $270k range. Less than a year ago - $350k.

happen for a reason", and I was lucky enough to stumble across Ray's website
