Greetings from Naples, Florida!

 

Hello everyone. Weather here has been just wonderful with temps in the 70's and 80's daily with little rain, although we do need some. Typical for this time of year. Market conditions are about the same, with inventory up just a hair and pendings increasing into March. Many Builders want to make a deal and I expect motivation on the part of lots of sellers who have yet to sell this season. I routinely hear of offers 10%, 20%, even 30% below current list price. Remember we can easily obtain listing histories on all homes and condos for sale. Some make for good conversation like these 3 examples:

I could come up with many, many more. These are interesting because at times you see the larger price drops and you can hear the seller telling their agent, "damn it, sell it! I've had enough!" or even semi-predict the next price decrease based on their listing agents' behavior. And watching the price changes approach the seller's purchase price on property which is being flipped.
